It looks like I will be getting an appraisal request to appraise a property that is custom built dwelling but it is not a Minn mansion. The owners have lots of adopted kids or foster kids. It is located in Henry, I have already told the client that it will not be pretty...Does anyone know of a similar home in Metro Atlanta?
3,600 sf, 8 BR, 7 bath, pool, elevator, on 3 acres...I am getting the impression that it is just a very large home of average quality and without the extras...It looks to be in the $300 to $350K range.

I wouldn't write the report on a URAR and I wouldn't be outside of using "institutional' type properties in the sales comparison mix.  Look in FMLS under the commercial section for weird stuff, as well as Co-Star, Loopnet and Xcelligent.

Let me know if you need it, but I may have something for you from 2009. It was a bank sale and sold lower than market value. Built 1900. 16/8/8.5 - 7184 sqft. 923 sqft unfin. bsmt with 3 car parking.

There is a similar property in North Monroe County under contract.  In Macon MLS...call me if you need info.

There is a listing in rural Crawford county in Central GA MLS.  Call me if you need it.

Also, there was a sale in jones co a year or so ago.

I didn't see the GLA.  There was a boarding house in Perry that has ben on the market for years.  From the outside it looks like a conventional home, but once you go in, it is just bedrooms and bathrooms many with no windows.  I'll be happy to get you the info on it if you need it.

I haven't seen it but it has approximately 3,600sf and a full basement. Reportedly, the basement is unfinished.

I will follow up with request for data once I get the actual engagement letter...I have spoken to the attorney a couple of times, the decision will be made next week.
