So typically when you talk with these blood suckers ... you tell them a fee and they say ok we will submit it to see if the client approves.  What are your guys thought on that?  My thought is the client already has told the AMC we have quoted the customer $550...  so the AMC knows how much is in the game.  And their little way of waiting for the cheapest quote to come in is to blame it on lender approval when they are just shopping around.

Anyone have a better understanding of this process?  I haven't had to play this game much..  so just trying to figure these dogs out.  Have some free time on my hands.

This is more just curiosity.  Going through a transition..   I will hopefully not be in the feeding frenzy for long.  But please share what you are willing to share that doesn't amount to trade secrets..

Just remember that and you will have ZERO problems with AMC's or with LIFE in general.

Remember the 20% rule.... You refused to fire your main client.  Now you are "going through a transition".  You have allowed yourself to be someone's B!TCH.

Stop being a b!tch and life will get better.


Lesson #1.

In regards to the example in your original post.  How did you handle it?

Let me guess.... You didn't do anything.  You were complacent and accepting of your role in the scenario as the b!tch.

Its a multi-faced program.  If you want to control them you have to get on the backside of the ones sending them the money.  You can control the AMC very easily.... You just can't do it if you are willing to be a b!tch.



I got an order from Springhouse this week.  Do you work for them?

Springhouse for an Atlanta lender has recently put everyone on a blast email assignment policy or are calling to get quotes where before they just assigned orders.

Now I REALLY hate Springhouse but this was put in place by the lender, not Springhouse. Springhouse will assign however and pay us whatever the lender tells them to just as any AMC would. The lender is the one who does not care about us or what we are paid. It is showing in their business model and their bottom line. We all know it will end up badly if you wont pay appraisers a fair fee and have to use crap bottom feeder appraiser b!tches who are not in the lenders main list and will take any order at any fee. That being said, the lender is getting what they pay for which is sh!t appraisal quality and they have unhappy borrowers and agents.     

Springhouse is this lender's b!tch so we are the lender's b!tch as well.

I may be forced to change but on a typical week,  I ignore 8- 10 blast...I don't waste time with them...I had a newer client sending me business but they lowered their prices due to Blast Takers...I turned down 3 orders in one day from them...Blast hurts everyone!

For the record I do not respond to blasts.  The one I'm referring to was a call.  I quoted below my typical but still at $435 and got it.  But I have been monitoring these guys through the years and I just think it is total BS that they have to go back to the lender for approval.  My guess is that maybe they have an internal order manager approving things - looking at what the lender is paying and what we are quoting..  or that they are waiting on more blast responses before they send you the order.

Jody, if you knew how well I made out with that one client over the last 5 years you would be asking me how I did it.  However, they are down to sending me 20 a month and I want 40 so I need to pick up a few more.  But I'm always up for learning more of the ways of the blood suckers.

If they are sending you 20 a month, then I would expect your total to be at least 100 a month.  If you are doing less than 100 per month total and this client is sending you a minimum of 20 then you should fire them.  

You lowered your fee because you are willing to be a b!tch.  You displayed that to them and they are going to take further advantage of it.  They know your volume is high with them and that works only to your benefit.  They are going to change that by lowering your fee to their benefit.  Fire them.  They will come back begging to be your b!tch.  Fire them... Cut them off 100%.  Within a week you will be surprised at how much they really need you.

You have already proven that you are willing to be a b!tch.  They now know that.  In fact they have a list that says b!tches at the very top and your name is on it.  Ask the borrower who the LO is.  Call the LO, call the agents, call the borrower and have conversations. 

Thats all your are getting for free.  If you can't figure out how not to be a b!tch then I can't help you.

AMC FEE $475

APPRAISER FEE $375

THIS WAS FOR A VERY COMPLEX $1 MILLION+ HOUSE.  So they get to charge $475 when we are doing all the work?  I said no way but I am sure they found someone to do it for this fee. Now come on people, I looked at the house online and it is a monster house which would take about 1 hour+ just to measure, draw the floor plan, take all those photos because it was over 9,000 sq.ft.  Anyway, its stuff like this that is just depressing.

How do you know what they actually paid for the appraisal????

 I just did a doublewide.  The fee was $450.  So some appraiser out there is jumping mad that skippy took that deal for $450.  Truth is, I got 1200 on it. But no one other than me knows that.
