God we need a union.  Or they need to make these bastards accountable for subprime work so that that we can compete upon competency and experience rather than fee.  The tax payer on the hook makes this all possible...  nobody would be so careless with their own money.

Our Union would already have relationships with most lenders and would be advising them that broadcast ordering is the surefire way to get the least competent appraiser while enriching the middle man AMC the most - which ultimately upsets the consumer the most.  

There is only one winner in the broadcast order system.  The middle man.  

So that this fact is not getting to the decision makers of lenders is a true testament that our hard earned money is going directly to the greedy middleman who use it to lobby against us and make us the villains - and through their lies high levels of experience and competency are being replaced with fast and cheap..   with gobs of risk absorbed by the tax payer. 

The system is broken.

Sounds like lots of fun. Checking your email or cell phone every ten minutes while you're driving around to guess at what your bid should be. Wonder how many appraisers will dump Mercury and go looking for some other clients?

The AMC's will be the death of appraising. Now Mercury is joining in the beat down.

And, Alamode, don't think we don't know that you absolutely knew that Mercury was going to be sold to CoreLogic - placing an investment company as a buffer so the ignorant could not connect the dots. 

And the funny thing is..  without independent fee appraisers your business, Alamode, folds...  just like ours.

Didn't Dave Biggers (ala mode) son Matt Biggers, used to be an appraiser here in Atlanta? Wasn't Matt the one that started the appraiser database to review clients a few years ago?

I see that he has become a real estate agent. Must have seen the writing on the wall for appraising.

I was told by Alamode that they had nothing to do with Mercury any longer.  That was about a year ago.

The listing side of agency may be marginalized soon too.  Unless the MLS systems and NAR step in.  Transactional brokers will become the norm.  In fact, broadcasted leads for listings may be coming down the pike where agents can bid on their listing fee/commission to compete.

Matt seemed to be a good enough guy - but when the $$$$ cow is in the stall it can make weak in the knees any savior efforts.  All those starting with good intentions are bowing to CoreLogic's $$$ which was built off the backs of appraisers in the beginning. 

Our $$$ now feeds 10,000 wildfires...  All because the first appraisers clicked "accept" to discounted appraiser work nearly 2 decades ago.

I thought A LA MODE sold Mercury a year or more back and they have nothing to do with it.

Vote with your actions and don't do work or use Corelogic data.  Let them choke on it.  I know of appraisers, including myself, with this approach.

It's easier said than done, now that own just about everything.   How you going to work in Metro Atlanta without FMLS?

Just limit your exposure to them.  Holding your nose and using FMLS is understandable and no one will fault anyone for it.  Atlanta also has a senior source of GAMLS.  Most sources now have a work around source.  And for God sake, don't accept work from them....

I'm trying too, I did not renew my M&S and Appraisersuite subscriptions.....  It's hard when they keep buying up everyone.   I've never done any work for them.   I have GAMLS, but I find it so much more difficult to search than FMLS, plus if you're on the north side you'll miss about a 1/3 of the sales...
