Hello Everyone,

Just a few reminders about the holidays and order deliveries around this time of year:

1. If you have an order due on Christmas eve, Christmas or the day after, please make plans to meet the due date or turn reports in early. Turning reports in late due to a holiday is NOT ACCEPTABLE. Every effort should be made to set the right delivery expectations.
2. IF there are revisions on your file, please try your best to be available to address revisions on a rush if possible. Obviously, I don’t expect you to take time away from your families, but I still do expect an ETA from you, as we are paying you for a product and expect the product to be delivered in a timely fashion.
3. UPDATE. UPDATE. UPDATE. Please make sure orders are notated properly, especially if there is borrower delay. I have been reaching out to borrowers on files who have confirmed they have been able to meet sooner than the appraiser has in the system. Please note, I can and will check with borrowers, so please ensure notes are kept.
4. Lastly, please double check lender requirements on orders, and please note that ALL COMP PHOTOS ARE TO BE ORIGINAL ON ALMOST EVERY ORDER. If there is a comparable that cannot have a photo taken for whatever reason, take the best photo possible (i.e. road closed sign, construction) and include an MLS photo with commentary outlining why the photo could not be taken.

I should not have to call the same people on the exact same revisions that keep coming back. I have seen far too many people get dinged on original photos, so if this continues, the workload with drop until these problems are fixed. Volume is down across the country, so there should be no reason why original photos cannot be taken in a timely manner. If there are any problems, please let me know!

Who do you work for?  Is this an AMC or an employer?  It sounds like this AMC thinks they are your employer.  Google, Seagull Boss.

There is absolutely no reason to expect an appraisal report to be turned on on Christmas Eve, Christmas Day or any other holiday.   Which AMC is this?

This is an AMC that many here in Atlanta work for. No it's not VMG.

That is the most unprofessional letter I have seen from an AMC.

It wouldn't surprise me if it came from some scumbag AMC like VMG or LRES or something.  But I am a bit surprised that this was allowed to be sent by the particular AMC that sent it.  Generally they are MUCH more professional and courteous than this.

I would suggest politely calling them and just letting them know in a professional manner that this letter comes across as demeaning and belittling to appraisers.  My experience with this company says that isn't their intention... but they need to be made aware of it.  

BTW... I am getting emails from other AMC's wishing me happy holidays and telling me to enjoy the time with family.

A couple years back I actually got a funny christmas card from this AMC with a hillarious picture of the regional rep.  It was very personal and thoughful.... What gives?

My guess, is that it came from an individual rep and not an official company letter or policy.

I agree.  This is probably some dude that hasn't been with the company very long.... And will probably be updating his LinkedIn profile very soon.... Looks like he is bouncing about every year and a half to two years, its getting time to bounce again.

If the AMC is usually professional I'd let them know about him, and that my response to him was to fu*K off.

Wouldn't hurt my feeling if he lost his job before Christmas

Truth is, they didn't ask me to be on their list.  They were told to put me on their list.

You can not be serious....

Dump this AMC....how absolutely ridiculous....

I dealt with a Bank/Lender like this several years ago, when my wife was in the hospital after her first major back surgery.  This particular loan officer wanted to know why I could not out and do a Final on the day of her surgery....

I told them to find someone else to do the final and then take me off their list....

Needless to say, I forwarded this to the President of the local branch that I knew personally, she was appalled....

I would put all their files to the back of my pile & turn in on Dec. 26, even if the reports are already completed. This guy wants to call around behind your back to borrowers, access contacts, etc. Great! Make his butt work on Christmas Eve & Day. I'm sure the borrowers would LOVE to have phone calls from this dumb donkey on their holiday.
This is why I told the phone monkey from Solidifi that I would maybe accept 2 appraisals a week from them if I can fit into my already full schedule. She said "I can't be sending you 8-10 assignments a week & you only accept 2!" I said "too bad" & hung up on her. Never got an appraisal request or bid request from them, even though I was accepted on their panel. I am doing just fine without these bottom feeders.

Stick to the 20% rule, or you WILL be turning these in on Christmas.

Funny, almost all lenders outside of regular banks will be closed Friday thru Tuesday. Does Solidifi outsource to India like some other AMC's do?

Solidify is out of like Boston, somewhere up north.  When you talk to their reps you often feel like you need a shower.   When I used to deal with them I realized just how far our great profession had fallen.  You will give them great professional service.  They will dump you in a heartbeat if they can save 50 cents on an order.

Its obvious, and they know, that appraisers have been whipped into submission.  That's why they can get all of this bad publicity and still get 10 appraisers jumping to complete at 50% of C&R with a 3 day turn around.

I am encouraging all appraisers to consider joining 100% Appraiser Forum on Facebook. There are No AMC's. No AMC staff appraisers. No spies or lackeys. Just appraisers supporting other appraisers. Much different than this local forum or the Appraisers Forum. It currently has 1300+ members and growing. It is a "safe space" and private from the prying eyes of our overseers.

I used to do work for Solidifi and then I stopped because of their hateful attitude towards appraisers.  I will stop appraising before I let people treat me like a dog!  They used to be nice to work for, but then they are the ones who treat weekends like work days, so if they assign you an order on Friday, it's due on Monday!
So you have 2 days to call, set up the appraisal and get it back to them by Monday!  i stopped doing work for them after this and told the lady  in charge WHY I was not working with them anymore.  I just hope all AMC's don't start acting like this or then I'll have no one to work for.

Also, Solidifi is the AMC who penalizes the Appraiser, if it is a refinance and the owner won't let you in to do the appraisal in the timely manner, for example if they are out of town and can't let you in for 1 week, then they act like it is the Appraiser's fault on your scorecard!!!  When she told me that, that was really the last straw working for them.  If it is NOT the appraiser's fault, then why would you penalize them for it?  Who is letting these people get away with treating people so unfairly????  I also told the lady that it wasn't fair and she said "well I know but all appraiser's are penalized for this and so it evens it out for everyone".
