Many clients now days are sending an engagement letter and a separate document called "instructions".

I don't generally have a problem with this as ususally the engagement letter simply serves to order the appraisal, provide contact info and who to send the report to etc.  The instructions are generally the clients SOW.

My question is this.  Many clients also do not supply any "instructions" in addition to the engagement letter.  In the event that you have an engagement letter and no reference to any further instructions is included on that letter.... Do the further "instructions" become part of the engagement?

My problem... I got an assignement from a new client.  Printed the engagement letter.  Sent in the report.  Now they are pointing to all these instructions that I never knew existed.  I guess I was expected to go searching all over their website to download the document.

As an appraiser, are we expected to request or otherwise obtain any special client requirements that are not openly disclosed on the engagement letter?  If the client doesn't disclose... how are we expected to know?

I would think they are part if the engagement letter...it is like the disclosure documents...without them you do not have a fcomplete contract...

Add an engagement statement in your report that if the instructions were not part of the engagement letter, then it is outside your SOW and additional fee may be applied to any additional requirement not sent to the appraiser.
