I completed an FHA appraisal where the home inspector noted that the front porch light was not functioning.  My client asked me why this wasn't in my report.  I stated the FHA manual states we must test a sample of switches and fixtures and receptacles INSIDE the house. 

The FHA manual then states we must "test a sample of switches in the garage and on the exterior walls".  I have never tested receptacles outside of the home.  Is FHA referring to receptacles inside the home on the exterior walls?  (That's the way I had always interpreted it).

Remind them that's why they hired the home inspector..... Ask them how much the home inspector said the house was worth...

Although I ditto ML's comment that's not going to get you out of this one.  I always have comments about the home inspection being more comprehensive and supersedes the FHA inspection.  And if through better detection tools other repairs are observed to contact the appraiser and the report will be conditioned.

So when they send me that I say thank you very much and condition the report and make another $150.  If you have even some wiggle wording maybe you can pull off the same.

Before you take their word for it, you need to actually go back to the house and check it out.
