I just appraised a property that was 6 plus acres, horse barn, detached garage. 
The main house was built circa 1900's. They changed it drastically in 1973. They added a living room,  bath & kitchen. 2346 sf. Very dated.
In 2006 they permitted to build a mother in law suite. The original house and the MIL suite share a wall. It is 1690 sf. Typical builder grade flooring, & fixtures
 
I appraised it as a SFR with an accessory unit.
 
Apparently it came in lower than what they hoped for. They seem to think if they make a door between the two houses that is should be appraised as one house. One larger house.
 
I have never heard of a door between the two making it one house.
 
I do know it can't be done as a duplex as the zoning will not allow. They can't subdivide the land & house as they wouldn't meet setbacks.
 
Opinions. Have you heard of the open door makes it one house? Was I correct in appraising as a SFR & accessory unit. If not why?
 
They do have separate electric meters & septic systems(perfectly legal). They share a well

Sounds like it could be considered a single family residence, in that you don't have to walk outside or through a non-climate controlled area to access all the heated and cooled living space, but I would imagine it would have some amount of functional obsolescence.

I am reading ANZI now. I have to agree with Meatball. Style=fugly. Functional obsolescence out the wazoo. And they will come back to me wanting a similar comp.
The two kitchens would be an over improvement

This will be the appraisal that never dies.

People get so caught up in the technical details that they miss the big picture.

Sure, you can take two single wides and make a double wide but that doesn't make it worth a typical double wide.  Sure, you can take a lamborghini body and put it on a fiero but that doesn't make it a lambo.

So, techinically you could call it anything you wanted.  You could call it all one house with a cost to cure to put in a door.  Or better yet, call it a 6000 sf mansion with a cost to remove the existing structure and build a new 6000 sf mansion.

Sure mama june is a size 4, but she is still mama june.
