Market was on fire just a few short weeks ago.  How are you feeling now?  Somehow it feels more "normal" here.

Lots of prelisting and divorce work...stopped taking orders from one good client...low payer.

How much do you all charge for pre-listings?  Full fee?  Are you doing a full inspection or desktop?

Full fee - restricted report.

There is a shortened version of the restricted report that doesn't get into all the various "gutters, windows, flooring ect" about the house.  I find it cuts down on the call backs when the owner isn't pissed because you said his window screens were nylon when they are made of metal.

Check out the condensed restricted report in alamode.  Its a great form.

I cut a deal to a client this week.  Did one for $350.  She called from my website and I haven't updated it in 10 years.  I honored the fee indicated.  Other than that, its usually the standard $400 and up.

I determine what is most appropriate full report or restricted. If it is full report fees start at $370 and go up based on complexity of assignment.
