I've been asked to do some appraisals for a legal matter on some unique properties.  Any comparable help you can give would be appreciated.

1. 5,000 sq.ft. (circa 1900) on 50 +/- acres of land.  House was moved to the property about 10 years ago and totally renoviated and added to.  Other than looking like an old house from the front, the components are new and modern.  The owners also moved another old frame house (circa 1860) to the same site and renovated it into a hunting lodge.  The trouble is the property is remote.  Sandy land.  Not good for timber.  Off of a county maintained dirt road.  Closest good shopping is about 45 miles.  Fair county schools.

2. Old General Store about three miles from house.  Had been closed for years prior to this owner.

3.  80,000 sq.ft. warehouse in small town. Has been empty for a while.

They are in Taylor County GA.  Butler is the county seat.

I would first look in the 7 counties that surround Taylor for large acreage sales with homes (new construction homes are OK) before expanding the search area.  

"trouble is the property is remote" My contention is that anyone living on 50 acres in a rural county doesn't want neighbors and would not look at a home that wasn't "remote".

You might have to substitute a modern Barn/stable/outbuilding for the Hunting Lodge

I can't believe that there has not been a sale that included an empty store building in some of those surrounding counties. 

You will probably have to expand your search to include the state for the old warehouse.

You're gonna put a lot on miles on your car doing this one but it should be fun and a damn good learning experience.  Hope your fee is at least $2,500 (minimum) for this one.

I am familiar with this property.  Since I have a few conflicts, I am limited to what I can say.  Truly, this is a very unique property.  It is an executive style home with acreage.  Perhaps, someone knows of a sale anywhere in GA.  High end property with acreage in a VERY rural county....

BTW, Mr. Cliatt is a good appraiser to know and an asset to this forum.  Please help him anyway you can.

I know an appraiser over there, he is one ugly mafuka, but very helpful if you have some cash.  Let me know, I will forward you his name and number.  Remember, cash gets comps and makes your day easy.  Even more cash can get you some pictures.

He has helped me a many of times... Well worth it.

I might be able to find you something on the old house.  Have you looked in Bleckley and Pulaski?  I think I remember seeing something similar there.
