I just finished appraising a new construction home on Lake Sinclair, came in at $950,000 plus.  While doing my inspection I talked to the builder and in the course of the conversation discovered the owner already has over a $1,300,000  in construction cost.  The highest sale I could find in the county was June, 2007 and it sold for a $1,000,000 even.  the most expensive sale in the county over the last 2 years was $750,000. I actually went into Reynolds plantation for comps to demonstrate the value isn't there, he's gonna be pissed at me big time.  The problem is that if his house were on Lake Oconee close to Eatonton at any other time it would easily be worth a $1,300,000 or more. 

Has anyone else ran into a similar situation lately?

Yes, Lake Burton since July and anything with a mother in law cottage.
